Net worth calculator / Net worth FAQ / What counts, and why
Does your house count as net worth?
Yes. For most families the house is the biggest line in the whole calculation. Put the home’s full market value, what it would sell for today, with your assets. Put the mortgage balance with your debts. The gap between the two is your home equity, and that is what adds to your net worth.
The common mistake is to list your equity as the asset and then subtract the mortgage again. That counts the loan twice and makes your number look worse than it is.
For the value, use a recent appraisal, the sale price of a similar home nearby, or a conservative online estimate, and round down. In the Federal Reserve’s 2025 survey, the typical homeowning family had about $230,000 of home equity, so leaving the house out understates most people’s net worth by a lot.
If you want the figure without the house, that is closer to liquid net worth. For the full number, enter the home and the mortgage in the net worth calculator.
